East Harbour is an ambitious commercial district currently under development on the eastern edge of downtown Toronto. With its own planned transit hub, it is just three kilometres and one future transit stop from Union Station. It is Canada’s largest planned commercial project, totalling 62 acres.
Once complete, the district will employ over 70,000 employees and welcome millions of visitors. The vibrant, animated and people-focused destination will create new office, institutional, retail, entertainment, restaurants, arts, cultural and open spaces leveraging the best of the city and powering it for future growth.

Construction on the first building will commence this year. The adaptive re-use of an existing industrial building will allow for the addition of 12 floors on top of the original structure, totaling 17 storeys. With cleaning products being manufactured in the original building for over 60 years, the project has been dubbed the “Soap Factory”, giving rise to a new era of employment. The 600,000 square-foot office building will also incorporate retail and restaurant space, and an employment incubator. Given its proximity to the East Harbour Transit Hub, it will act as a welcoming commuter entry way into the district. Collaboratively, Beauleigh is working with First Gulf to create an initial concept retail strategy for the Soap Factory.
