Beauleigh, working with ownership at Manulife was instrumental in creating the vision for the repositioning of this iconic site at the intersection of Bay and Bloor on Toronto’s most fashionable shopping street. The brutalist architectural structure, harkening back to the 1970’s had minimal street presence and the retail was set back from the street, isolating it from the rest of the retail on Bloor St. In order to give the retail more prominence, the $100M redevelopment focused on improving the visibility from the street and pulling the lease line out to the property line on the north, west and east sides of the building, resulting in a significant net gain of retail space. The two storey hight, triple-glazed curtain wall wraps the building on all three sides, giving the retail tremendous exposure.
