Working with ownership, Beauleigh was responsible for creating the vision, remerchandising, and repositioning strategy of the iconic mixed use site located at the intersection of Bay and Bloor in Toronto on Toronto's Mink Mile.

The vision was to transform the brutalist architecture of the building in order to give the retail more prominence and presence on Bloor Street, thus creating a shopping and dining destination along Bloor Street. The repositioning of Manulife Centre, incorporating fashion, service, food, and entertainment would become a game-changer not only in this high-income, upscale neighbourhood but in the City of Toronto. The major catalyst for the redevelopment was securing Eataly (an international player), as a major anchor tenant on 3 levels of the complex (50,000 square feet).
